Step two of designing a custom luxury home at Fratantoni Design is the layout and floor plan.  After getting to know you and developing the understanding needed to create a stunning dream home, our team will gather all the necessary information and put it to good use in creating your layout and the floor plan for your family’s new home. The home’s layout and floor plan are crucial because it determines the functionality of the home – making sure you have enough space for the areas you need and planning accordingly. Another important decision when designing the home’s layout is to establish whether or not you want an open versus more traditional floor plan. Each family is different and has a specific vision for their home’s architecture.

Architectural Design Decisions:

At Fratantoni Design we can accommodate any design style, layout, and aesthetic imaginable. Whether you prefer the primary suite on the first or second floor is one important decision to make when sitting down with your architect to discuss architectural plans. As we age, there tends to be a preference for first-floor primary suites and/or dual master bedrooms, one of which will sometimes be located upstairs. Sometimes the dual masters are split between a single-story home and allow for multi-generational living in the form of an in-law suite. Oftentimes these suites are accessible directly from the garage or with an alternate private entrance. Other important architectural design decisions include: which direction the home will face, where the pool and courtyards will be located, the size of the yard and whether there will be an outdoor or second kitchen. As well as, the following elements guest houses, media rooms, home office, and/or home library are all questions that get worked out and factored into the layout of your home.
